What is the latest change to fire door regulations?
The Fire Safety (England) Regulations 2022, which have been effective since 23 January 2023, require quarterly inspections of communal fire doors and annual checks of flat entrance doors in multi-occupied residential buildings over 11 metres. Residents must also be informed about the importance of fire doors.
Who can inspect fire doors?
Fire doors can be inspected by qualified fire safety consultants or certified fire door inspectors who have the expertise and training to ensure fire doors comply with regulations and perform effectively.
How often do fire doors need to be inspected?
Under the Fire Safety (England) Regulations 2022, fire doors in communal areas of multi-occupied residential buildings over 11 metres must be inspected quarterly, with flat entrance doors leading to common areas checked annually.
For other buildings, inspections must take place regularly. Industry best practices, such as those detailed by the Fire Door Inspection Scheme (FDIS) or British Standards (such as BS 9999), recommend that fire doors are checked every six months. Newly installed fire doors should be checked more frequently in the first year, normally every three months, to make sure they are functioning correctly.
Are fire door inspections a legal requirement?
Yes, under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person must ensure fire doors are regularly inspected and maintained to ensure compliance and effectiveness.
